• Accounts in collections may be reviewed on a case-by-case basis depending on age, amount, and type
• Medical collections and student loan delinquencies are not factored heavily
• Credit history must demonstrate a pattern of on-time payments and responsible financial behavior
Income Requirements:
• Minimum 3x the monthly rent in gross monthly income
• Income must be verifiable through
• Recent pay stubs
• W-2 or tax returns (if self-employed)
• Employment offer letter (if newly hired)
• Gig-workers, hospitality workers, and tip-based income are acceptable with proof
Background Check
• A criminal background check will be conducted
• No automatic denials, all results are reviewed case-by-case as recommended by HUD
