Main bedroom for rent . New lease

Im professional male with 11yr old son. He is with me partime . Tues/Thurs and every other weekend and some holidays. Also some random days here and there. We’re both very respectable and busy. So that means a roommate would be able to have quiet times at home , lots of time with the place to yourself and times when we’re there but really chill. We have an amazing relationship so no bickering between us as one might expect. When we are home we basically cook , do homework and then play video games almost religiously. Otherwise we are out . School/work/practice/friends The building has lots of amenity space so it’s no problem for roommates to have private times at the apartment with arrangements . I’m going to toot my horn a little bit that I’m an amazing person and i have an amazing kid. My life mission is to try and treat everyone equally with respect and kindness and help if i can and my kid knows the rules . Rule #1 always be considerate rule #2 Respect other peoples boundaries and privacy.

I’ll be straight up . I’d prefer a female roomie , but most definetly not for off color reasons . I just find women tend to be easier to live with. I wouldn’t mind someone willing to cook sometimes and I’d pick up grocery tab most of the time. I also cook . Not picky. Healthy conscious .
Basically I’m willing to cover all utilities , majority of the rent and some groceries for a very decent nice person. The only catch is I can’t afford the two bedroom , so I would basically setup An alcove in a section of the living room . I can make it almost like a small two bedroom where roomie would have access to living room and balcony and amenities as well.
My profession: I own an art gallery in the city and partner in Architectural Signage business . My typical hours are leave home by 10am or earlier . Arrive by 7pm or later. Sometimes I’m out very late.
