Looking for roommate ($700+utilities)

Longtime tenant in a RENT CONTROLLED apartment looking for a responsible person to split costs with! Apartment is in the Haddonfield/Westmont area and is currently being rented at approximately 30% below current market rate due to local limits on rent increases. The apartment is semi-furnished, the spare room is basically empty and the common area is a bit scarce at present since my old roommate took a bunch of furniture with her and I haven't gotten around to replacing it all.

Details:
Rent: Approx. $700/mo
Utilities: Hot water and heat is free. Electricity is never more than $120 or so, and that's only during July and August. ($60 per person) Internet is FIOS, locked in at $90/mo for five years ($45pp). I handle all the billing myself.
Pets: I currently have a cat. She's a complete sweetheart around people but an utter terror around other animals, so for obvious reasons prospective tenants without pets are preferred.
Public Transit Access: Apartment is within walking distance (<0.5mi) of a bus route and a PATCO station.

PROS:
Apartment is EXTREMELY affordable for the area and due to a 3.9% limit to how much my rent can be raised I've been blissfully insulated from the insane rental prices that have been plaguing us all.
Onsite washer/dryer
Dishwasher, microwave, gas stove
Leasing office / maintenance staff are extremely responsive and professional.
Excellent and safe area with lots to do.

CONS:
Building is old, I believe it was built in the 1930's. Expect moderate drafts and poor soundproofing.
Washer and dryer are in a shared laundry room in the basement.
No central air. However, my previous roommate left behind a window unit in the spare room.
