Looking for a peaceful place to call home? We have a private furnished bedroom with your own private bathroom featuring a newly renovated shower available in our home on a beautiful 1-acre lot at the end of a quiet cul-de-sac in desirable Waxhaw.

The room comes furnished, but if you'd rather bring your own furniture, we'll happily clear it out before move-in.

One monthly payment covers everything.

We're not going to knock on your door halfway through the month asking where the electric money is, the Wi-Fi money, or an extra payment because the water bill was higher this month.

One payment. No surprises.

As an added bonus, we already have several streaming services available in the common areas. If you happen to subscribe to one we don't have...we certainly won't complain if you're feeling generous. 😄

💰 Rent

Single Occupant (Strongly Preferred): $1,000/month

Couples: $1,350/month (considered on a case-by-case basis)

Move-In Costs

Single

- First Month's Rent: $1,000
- Security Deposit: $500

Total Due at Move-In: $1,500

Couple

- First Month's Rent: $1,350
- Security Deposit: $500

Total Due at Move-In: $1,850

Holding Deposit

A $500 deposit will reserve the room for up to two weeks.

If you decide not to move in during that time, $250 will be refunded, while $250 is retained as the holding fee. After two weeks, the room may be offered to another applicant.

📄 Lease Terms

The room is offered on a month-to-month lease because we'd rather make sure everyone is a great fit than lock someone into a long contract.

For an exceptional tenant, we're happy to discuss a longer-term lease.

Our long-term goal is to build our forever home. When that time comes, we'd love to give a reliable tenant the first opportunity to discuss renting the entire house before offering it to anyone else.

🤝 Why Rent From Us?

This is an owner-managed home, not a corporate rental.

That means:

• No application fees

• No administrative fees

• No property management companies

• No ridiculous "must make three times the rent" requirements

We're looking for a good roommate—not a perfect credit score.

If you're honest, employed, respectful, communicate well, and pay your bills, we'll do our best to work with you.

🔨 Got Trade Skills?

If you're a carpenter, painter, drywall finisher, handyman, plumber, electrician, landscaper, or generally know your way around a toolbox, we'd love to talk.

We're willing to negotiate discounted rent in exchange for quality work around the property.

Example:
Patch and paint the interior of the home and earn up to TWO MONTHS OF FREE RENT, depending on the quality and scope of the completed work.

Honestly... we'd rather pay you in rent credits than spend our weekends watching YouTube tutorials.

🐈 Pet Policy

No additional cats or dogs.

We already operate what can best be described as an accidental cat rescue. We have a ridiculous number of rescued cats on the property. Every one of them is spayed or neutered, vaccinated, and completely convinced they're the actual homeowners.

We also have a Chow Chow who's fixed and generally a good boy... but he firmly believes this is his kingdom. He gets along wonderfully with the Pomeranian across the street because they're basically the same dog in different fonts, but he does not get along with other dogs.

For everyone's safety, we can't accept additional dogs.

Fish and small caged pets may be considered with prior approval.

That said...

If six ferrets have taken over your life... we're probably not the right fit.

If your parrot screams, cusses, or starts conducting business meetings at 3:00 a. m.... we're probably not the right fit either.

If your hamster quietly minds his own business and contributes nothing except moral support, we'll happily hear his case.

Just let us know about any pets when you reach out.

🏡 House Expectations

We're looking for someone who is:

• Employed with verifiable income

• Respectful and clean

• Pays rent on time

• Drama-free

• Looking for a comfortable, peaceful place to call home

Single occupancy is strongly preferred.

Children are absolutely welcome to visit, but the home is not designed for full-time family occupancy.

For everyone's safety, the exterior of the property is protected by security cameras covering the driveway and entrances. There are absolutely no cameras inside the home or in any private living spaces.
