Roommate needed in Chapel Hill

I am looking for a roommate to move into my two bedroom townhouse in Chapel Hill. It is two stories and has one and a half bathroom, bathtub upstairs. The current base rent is $1,278 so we would be splitting that plus the cost of utilities, which tend to vary. Adding in the average cost of all utilities, power, and internet, it comes to $808 per month per person. This could vary depending on usage. It has a washer/dryer, dishwasher, oven, and microwave. It's right next to a bus stop, we have a walking trail, pool, gym, fire pit/grill, playground, and dog park. There is a free parking lot right outside the apartments. Ideally I am looking for someone to move in asap, and I also want them to renew the lease with me in July.
Rent is going to go up in July with the renewal of the lease, they won't tell me by how much until closer to the date but the estimate by about 5%.
