Room(s) to Rent in Comfortable House

Looking for a non-cigarette-smoking housemate:

$875 covers rent, wi-fi, and all utilities.

You'll have a private bedroom, 2 closets and there is some additional storage space. Use of the kitchen and general house, including washer and dryer. The bedroom is furnished, but you can bring your own furniture if you wish.

House has been newly renovated and is 3 miles from UNCG, 8 minutes from downtown, 12-15 minutes to GSO, 1 hour 7 minutes to RDU. Close to 40 so convenient to everywhere. Would be ideal for a student, travel nurse, or professional making a segue. I don't mind a couple of month stay if you're looking for something else.

About me: I'm a book dealer, so work from home. I have a Shih Tzu and a cat, so any animals would require introductions to verify everyone is a pacifist. Both of my animals are very friendly, and will be in your grill if you let them. I'm up early and I go to bed pretty early. I don't care what a roommate does but I thought I'd mention it in case my moving around early AM would bother someone.

I'm looking for someone who does NOT smoke cigarettes (not even outside). I'm 420 friendly. Entertaining is fine (the living room is usually free, especially in the evenings, and I'm working on my finished basement for even more space). If you drink a lot, that's your business, but not if you can't handle it or throw loud parties.

$500 Deposit (month to month lease with 30 day notice) and references are required.

Other perks - I clean the house (vacuum, bathroom chores dusting, etc), mow the lawn, etc, so my housemate is only responsible for their own room, their own laundry (I have a laundry room) and their own messes. I provide sheets, towels, blankets, etc. Housemate bedroom door has a lock, so you have privacy (even though I'd never enter without permission anyway). I give a lot of privacy and expect the same. There is a brick outdoor grill thing which a housemate could use, but the area needs to be cleaned up first (I haven't gotten to it yet). The yard is fenced, which is great for dogs.

Other details - I don't care what you look like, how old you are, or how you identify as long as you're clean and polite. There is no discrimination in this house and I'm looking for like-minded woke folks.

I'm a certified mushroom forager with a passion for cooking so you will get free food occasionally if you don't mind eating vegetarian. I don't care what you eat as long as you don't store babies in the freezer. There is a great area for a garden that I plan to utilize next year and you can too if you garden. My shed is wired and I just got a window AC unit for it and there is plenty of room for your hobby even after I store my gardening stuff.

If you're looking for a weekly stay, it would be $250 per week and we could discuss a reasonable deposit based on your situation.

If you're a couple or have a child, there is another bedroom I could free up, and we could discuss adjusted rent based on your situation.
