Unfurnished room for rent in cozy 2 br house

My roommate is moving at the end of July and I'm looking for someone to take his place in this cozy 2 bedroom house in a quiet neighborhood. The house is in Southeast Durham near South Miami Blvd 10 minutes from Brier Creek and 10 minutes from downtown Durham.

Rent is $700/month not including utilities. You would be taking my roommate's place on the lease and the lease ends at the end of March 2027. After that, the lease is set to renew on a month-to-month basis. Utilities are split 50/50. My roommate is offering to pay for the first month of rent so you will only need to pass a background/credit check from the landlord to get moved in.

The house has washer/dryer, dishwasher, good central ac/heat, front and back yard, and storage shed. The furniture in the photos belongs to my roommate and he'll be taking it all with him so if you have your own furniture you'll have plenty of room for it.

I am a male in my 40’s who works afternoons and nights at a taproom in Durham. I’m very easygoing, quiet, considerate, and responsible and am looking for someone close to my age with the same values. This is a small space and is ideal for someone who’s social life exists outside the house. I'd prefer someone who does not work from home, is a non-smoker, with no pets.
