Room to Rent in Avana on Broad Apartment

About her: 35-y-o Black woman, single, from the Caribbean. She is a PhD scientist working for a consulting company in their health sciences portfolio. She works from home and has a cat named Mufasa. She powerlifts 4x a week and would like to get into hiking but is terrified of encountering snakes on trails. She has a Costco Membership. She doesn't mind becoming friends(would welcome it) but enjoys her own company as well.
About who she is looking for: She likes a clean, relatively quiet home( enjoys music dancing, but no massive or frequent house parties). Guests/Dinner parties/Movie nights are all welcome. Her ideal roommate is a woman, close in age, LGBTQIA friendly, likes & not allergic to cats, liberal/leftist, steadily employed, friendly and pet-free. Her cat needs to be in a single pet household. Mufasa likes to cuddle.
About the apartment: The Avana one Broad Community is gated with two swimming pools and tons of communal space: offices, grills, lounges), there is a nearby Costco, Home Depot, Harris Teeter, Texas Roadhouse, 1,020 sq feet including a balcony. You enter on the first floor, where there is a shoe rack to store shoes, then you head upstairs to the apartment. You would have your own bed and bathroom that is like a mini suite( bed/bath is behind a door) off the living room. The apartment is furnished but you would receive your own space in the kitchen as well as a pantry storage. You are welcome to use the TV and associated streaming services currently: Netflix, Disney+, HBO. You are welcome to sign into other streaming services if you want. She also has a Nintendo Switch but you are welcome to add your own gaming devices. There is 1Gig internet along with a printer/shredder if ever needed. Composting is through CompostNow. You are welcome to add your personal touch (artwork, plants etc).
She believes in sharing to minimize space usage and waste, and also shared responsibility in maintaining a clean household (but understands life and mental health happens). Willing to share:
1. Food items/spices that can be bought in bulk at Costco if diets are similar. eg. Eggs, chicken, onions, veggies, fruit etc.
2. Cleaning Supplies
3. Toiletries
4. Water filters
Costs: $1000 ( includes internet and utilities that includes trash, water, renters insurance etc, Fetch package delivery, CompostNow, streaming services, use of Costco).
Move in ready: July 1, 2026. Current lease is for 15 months ( you would be added to it - not as binding as her but please give her, give her enough warning of move out). The complex will want a $35 application fee I believe for background check.
