Small room/shared bath for $400 a month

I'm renting out my semi furnished (comes with queen size bed) small room in my 1300 sq foot house for $400 including utilities. A one time refundable ( if no damage or rent is owed) security deposit of $400 will also be due when you move in. You will have to share the guest bathroom with another roommate living here. Available May 15.

Potential roommate must match the following:

1. Be EXTREMELY clean
2. Love dogs and cats( 2 dogs live in the home and I feed about 8 feral cats outside.) You will also have to park on the street and take the walkway up. No cutting through the grass since some of the cats use the bathroom in the yard.
3. Pay rent on time. NLT the 5th every month.
4. No smoking, vaping, or any drugs (inside or outside). There is someone in the house with asthma.
5. A quiet person who keeps to themselves and who doesnt have alot of visitors would be ideal.
6. No kids or other pets allowed
7. Must know how to properly wash hands after using the bathroom. If you don't know what proper handwashing procedure is, look it up. I will ask you to move back out if you cannot follow this rule. I cannot believe I have to even include this in the ad but apparently people dont know basic hygiene.

I'm a 44 year old female and my girlfriend is 39 years old and we have another roommate upstairs. He is 37 years old.

I am cold natured so I do keep it a bit on the warm side in the house. I have my thermostat on 76 in the summer just to give you an idea.
