3rd floor room for rent!

Hi! I own my home and everything keeps getting more expensive! I am negotiable on the rent price.

Just checking things out here to see if there's a good roommate for me! I swear I'm not crazy, I'm just trying to be thorough to save us both time!😊

Must haves:
- Female
- Non smoking, vaping, Marijuana (sorry!)
- Minimal alcohol, please
- No partying please. I'm an introvert and I would die. Lol That said, I don't mind friends over or even the occasional overnight guest!
- I do tend to leave random things everywhere, so I don't mind a little chaos, but someone like me or cleaner please!
- Love dogs

I have two rambunctious medium-sized dogs. So I'm not 100% opposed to other pets, but it would be a potential deal-breaker if we don't think they'd mesh well. Cats are probably a no-go all together, but I'm open to the right cat that won't be phased by my dogs barking at it. So again, not that I don't love pets, but, they could be hard to integrate.

The house DOES have two full bathrooms. So we'd each have a shower to ourselves, but I'd rather share the toilet parts! No need to send your friend upstairs to "your" bathroom. 😊

Upsides:
Your room is in the attic so it's huge (and I'll relocate the rest of my unpacked boxes!). There's also a 95% dry basement for more storage. I have a bed all set up in the attic and can provide bedding too! (I can't really get rid of the bed with the way the house is set up, so i hope you need a bed!) I also don't mind if you paint or personalize the room. There's a small built-in desk too! And it is an attic, so if you want to just hole up in it and ignore the world, you can! There's also a small alcove and you can shove a small chair in there and enjoy the sunshine! There isnoff street parking, our cars might have to dance around each other though. I'm also close to a bus stop!

Of course you have access to a fully stocked kitchen, laundry area, covered front porch with swing, and the rest of the house (living, dining, library, and writing room).

Utilities:
I don't mind covering the wifi! I work from home so I'm on it constantly. I'd like to split the other utilities.

Downsides:
It is an attic so central heat an air are not a thing on that floor. However there is a window unit and heaters! It is however LOUD, so honestly part of your first months of rent would be getting a newer, quieter one. We would both be climbing to a different floors for showers. And the closet is miniscule. However the room is huge, so finding a way/furniture to store your clothes shouldn't be an issue.

A potential downside is that the ceiling slopes up so the closer you get to one side or the other of the room you get closer to the ceiling. So it depends on how you feel about the shape!
