Looking at the options for a potential extra long term roommate(s). Room is estimated 15'x12' and currently used for storage, unable to do proper showings due to that.

South Springfield Sunshine/downtown location. Limited Road parking.

One (1) bedroom currently available. 2nd bedroom currently in use but may be available at later date for rent.

Room rent $680 with $200 holding fee after approval if an individual needs 31 days max notice of moving into room OR $100 holding fee if only 1-2 week (7-14 days) is needed so we can put stuff in a storage unit and clean obviously. Rent is due ON day of moving into the room. Holding fee is due ON day of signing notary document.

Trash MUST be disposed of every 48 hours max. No throwing trash onto the floor like a child, it's been a problem with past individuals.

No leaving plates stacked in your room like a hobo, another past problem.

Vacuum and Rug cleaning done weekly or biweekly, will provide access to vac and rug cleaner.

Bathroom cleaning done weekly, trade cleaning responsibilities with other roommate biweekly. Must make clear verbal instructions to other roommate due to mental disorders.

No smoking inside, outside ONLY. Except incense usage.

No narcotics use, including no alcohol on property unless approved for a holiday/event. 420 medical use only with documentation.

No kids, no pets. We already have pets unfortunately.

No guests without prior knowledge approved, due to situations with past individuals.

Religious or spiritual preferred.

Libertarian/Independent household.

2nd roommate (late 50s) is to be left alone typically, he has mental diagnosed disorders such as borderline (BIF) that he tries to hide.

Security Cameras in use 24/7 for SPD safety.

No using or touching other individuals property without consent, yes another problem we had with past individuals.

Includes AT&T fiber 5G Wifi access, obvious dishwasher access, obvious trash access, obvious kitchen access, limited daily washer access and shared bathroom. Will supply a mini fridge in the room for "additional cost" if needed or bring your own. Utilities included in costs obviously, household temperature kept at around 65F all year round, however room typically hovers at estimated 65F-75F from the sun window.

Individual(s) (2 max) must be 21+, have stable employment, proven through pay stubs.

No felony criminal records or reckless misdemeanors, especially theft. Yes we do check your background, the other roommate is related to local law enforcement in the area and we all do private security.

Individual(s) must sign a notary document with valid ID and paystub copies for renting room from current date to ending 2027 lease date (Summer 2026 to June 2027), with notary renewal every May 1st unless given 90 days advance notice of vacating property willingly. Rent is due on the 25th every month due to automatic payments. $20 late fee each day late, 7days max or notary contract will terminate.
