Rent: $1000/mo (all utilities included) for 1 person.
Flexibility: Open to negotiating rent based on fit and agreed household/property tasks.
Occupancy & pricing: Room price is for 1 adult. Second adult may be approved at $150/mo to cover added utilities and household usage. Utilities are included up to normal household use.
Availability: Now (flexible). Term: Month-to-month (60 days' notice by either party to end) or 6–12 months.
Application Fee: Straight cost of a simple background check, paid in advance.
Move-in costs: first month + deposit; pro-rated if mid-month.
Deposit: One month's rent, refundable at move-out per condition

Open to rent discounts for agreed household/property maintenance beyond basic tidying (e. g., snow shoveling, yard work/mowing, cleaning). Scope and frequency to be agreed together.

ABOUT ME & HOUSE CULTURE (READ BEFORE APPLYING)
47M, recently split from LTR, looking for a roommate to help with upkeep and lost second income. One small (13 lb) non-shedding dog, just over 2 years old.

Heads-up about the pup: She loves to chew and can be prone to accidents when unattended, so I use gates and keep valuables out of reach. She’s kenneled when I’m not home. Bonus points / potential rent discount if you're a good dog trainer and up for helping me correct her behavior! 😅🫣🤣

Community & lifestyle: I’m polyamorous with two partners who visit and stay over regularly; I also have friends and play partners who visit. One of my girlfriends prefers to be nude in the house, and I fairly often lounge in just underwear. We can absolutely dial that back when you have visitors, but day-to-day I’d appreciate a roommate who’s adult-positive and not offended or judgmental.

Events: I’m in “the lifestyle,” and I host two parties per month (occasionally 3). Guests are respectful and won’t enter your private space. Sun–Thu events end ~10–11 pm; Fri–Sat can run to ~2–3 am. These aren’t ragers—substance use is minimal and overindulgence is rare and contained. Living here doesn’t obligate or entitle you to participate. It does mean you’re comfortable with people in common areas (basement/public spaces, not bedrooms) sometimes being in various states of undress/nude and engaging in consensual sexual and/or BDSM activities. Party activities stay out of the bedroom area, but sound carries.

General fit notes: Open to age 21+, all genders, orientations, and kinks. Prefer no kids; short-term/occasional exceptions can be discussed (up to 1–2 weekends per month). The home isn’t child-proof or kid-friendly by default.
