Roommate Rental Agreement
1. Term of Agreement
Duration: This agreement is for a fixed term of three (3) months, beginning on [Start Date] and ending on [End Date].
Renewal: Any extension or renewal after the 3-month period must be agreed upon in writing by both parties.
2. Rent, Deposit & Payment Terms
Security Deposit: A deposit of $450 is required at signing. This money will be used to cover any cleaning fees, unpaid utilities, or outstanding late fees at the time of move-out. Any remaining balance will be returned within 30 days of the roommate vacating.
Monthly Rent: $500 (Rent only; utilities are separate).
Due Date: The 1st of every month via Cash App or Chime.
Late Fees: If rent is not received by the 10th, a flat late fee of $50 will be applied.
3. Utilities & Shared Expenses (Not Included in Rent)
Internet/Wi-Fi: $30.
Electricity & Gas (DTE): Included up to $110. Any amount over this limit will be split equally; this will be discussed and verified based on the utility usage shown on the actual bill.
Water: $65 base fee ($75 if using on-site washer/dryer).
Household & Hygiene Essentials (OPTIONAL): A $30 flat fee covers shared supplies (detergent, paper products, soap, and hygiene items).
Note: If not paid, the roommate must provide all their own supplies and may not use shared items.
4. Common Area Rules & Cleanliness
Kitchen & Dishes: Shared responsibility. All dishes must be washed and put away every night. No dirty dishes left in the sink overnight and no food left out on counters.
Laundry Room: Wash days are Saturday and Sunday. Because the machines are portable, usage must be coordinated with the Owner to prevent floor flooding.
Living Space: Common areas must stay tidy. No shoes, bags, or coats are to be left out in the living space.
5. Guest Policy
General Preference: The Owner prefers to have no guests at all. * Exceptions: Any guest must be discussed and approved in advance and must be female company only.
Occupancy Limits: Approved visits must not be on a constant basis. If a guest is present often enough to feel like an additional occupant, it is a violation of this agreement. The home is for the contracted roommates only.
Strict Prohibitions: * No males are allowed inside the home at any time.
No males are permitted to be lingering or loitering around the property/premises.
No overnight stays are permitted.
6. Moving Out
Notice Period: A minimum of 30 days' notice is required before moving out.
