Private quiet room with shared bath / kitchen

My house is very comfortable I have a huge flat screen TV in my living room and a wraparound couch with pickup foot rest I also have a washer and dryer but it is not available at their disposal I would be happy to do a couple loads a week for my tenant so they don't have to go to a laundromat bills are tough I need help with my power bill that is the only reason I'm renting out this room it has a TV in the bedroom and has a twin memory foam mattress there is closet space there is a dresser and a nightstand with four drawers in the dresser two drawers in the nightstand and it's very roomy there is also amenities like a huge tub / shower I also cook meals when there's people here because it's hard to cook for one person no I don't charge extra for meals I'm just including all the overhead costs in my rent fee so there's no surprises it's just a set fee and it's month to month and if you don't have 300 to pay up front I cannot move people in I've had a bad experience with tenants coming here and not paying rent and not leaving and when they do leave they left me high and dry so I really need to responsible tenant I have two cats and a dog but they are very people loving they just cannot be around other animals I do smoke so there is smoking allowed and I expect the tenant to pick up after themselves on a daily basis and be respectful of my property all the normal rules
