A Master Bedroom and Bonus Room

I am the current tenant on a long-term lease, but I don't use the main bedroom or the third smaller bedroom, which is perfect for a home office, craft room, or private hangout space. Both rooms have ceiling fans, large closets, wood floors, and already have drapes installed for the windows. The rest is up to your imagination. The rest of the house has three bathrooms, one full and two 1/2 baths, a kitchen, living room, sitting room, sunroom, dining room with a gaming table that easily fits eight, a giant backyard, and a partially finished basement, which is my private and personal space that has been converted into a home office and recording studio. The two rentable rooms come together as a unit and cannot be rented separately. Your lease will be handled through a legal amendment to my lease with my landlord. A background check and other validating documents will be required by my landlord before a lease is offered. I am willing to set up tours for serious inquiries only. While I am a straight CIS white male this is a LGBTQIA+ friendly household as is the neighborhood. I would love a 20 -30 year old geek/nerd/TTRPGamer, and anime lover to consider this opportunity. I do have an elderly dog who is likely looking at his last summer, but absolutely loves everyone he meets and is not obnoxious. As far a Utilities are concerned they are all in my name and I’d be willing to a $400.00 a month set fee paid to me to cover the electric, gas, water, and high-speed internet; I would cover any overages out of my funds.
