1-2 Rooms Available For Rent In Existing House

Hello! My roommate and I are currently renting a 5 bedroom 2 br house in Silver Spring. 2 of our existing roommates move out at the end of August when the lease renews, and so we are looking for 1-2 roommates to move in. One of our partners will possibly be moving in as well in October-November which may impact rent.
The bedrooms in question are on the top floor and share a bathroom with myself (the other 2 rooms and bathroom are in the basement occupied by my roommate and her partner). One room will come furnished with AT LEAST a full sized captain's bed (pending confirmation on other furniture) while the other will be empty. The empty room is on the smaller side, so we are willing to discuss one person (or a couple) renting both rooms at a lower combined cost.
The bathroom comes with a full sink and tub/shower. We also have a very spacious backyard with a massive, beautiful deck perfect for picnics and sunbathing.
The living room and kitchen area are shared spaces, and the basement has a large communal area as well we are hoping to turn into a sitting area/game room. If you love board games, this is the place to be!
A bit about us: We are two non-binary queer individuals in our early 30's working full time. We already have cats so we would not be able to accept any additional furry friends except for those you keep in tanks, assuming you are able to maintain the upkeep of course.
We are hoping for someone who is also queer or at least queer friendly and leftist in ideals. We don't need to be best friends, but it would help us get along.
We are both very clean but a little cluttered in that ADHD kinda way and have a healthy division of chores we'd hope to maintain with whoever joins us. We usually do shopping and meals together but that doesn't have to be the case for you if you prefer groceries and meals separate. We just ask that you clean up after yourself and contribute to any communal resources used.
We are fairly laid back. We don't care what you're doing or where you're going as long as everyone is safe and happy. As for having people over, we just ask that you run it by us when it's new people and to discuss before inviting over any groups (2+) to visit.
