Women preferred

Women are preferred, purely because I'm more comfortable living with women: I'm not looking for anything.

MAGA/Republicans/racists are not welcome, either as tenants or guests.

Kids that are at least mostly well-behaved are allowed, but you will have to share the room with them. Will affect your share of utilities, but not rent. I will keep the impact as minimal as I can.

Rent is + half of the utilities, but if your use of any utility is excessive, your share will go up. (For example, showering twice a day.)

Lease runs month to month, ideally looking for someone to stay until at least the end of March.

If you have hearing loss or are deaf, I would be willing to learn at least some basics to help you feel more comfortable here.

Cats aren't allowed, because I'm allergic. Medium sized dogs or smaller are allowed, but they MUST be friendly. The friendlier the better. Exotic pets will be considered on a case by case basis.

Must be willing to help keep common areas clean. Room must be kept clean as well.

Must be able to keep noise to a reasonable volume at night.

ALL smoking must be done outdoors. No exceptions. Regardless of weather. Vaping is fine however. 420 friendly, but actually smoking it must be confined to your room, with the door closed.

Room contains one small bed, a lamp, a dresser, and an office chair. Room also has a fairly large walk-in closet running the length of one wall. I do have a few items in there that I can't relocate, but would be willing to move anything that I can. If you prefer to bring your own furniture, I can remove everything but the dresser.
