Bedroom with private bathroom for rent

Note: the room is treated with acoustic tiles because it used to be my music room. The tiles will stay on the walls since I may use it as a music room again in the future. The acoustic panels will slightly reduce noise.

Requirements:
-We are currently only accepting FEMALE applicants for my wife’s comfort
-No large pets, we have two cats and no room for more animals. Small caged animals are acceptable.
-Must pass credit score and background check
-Rent is $1000 monthly not including utilities and must be paid via Zelle, check or cash.
-Utilities will be split with homeowners. Cost is usually around $100 a month. Utilities include gas, power, and internet. Cold water usage is free.
-First and last month rent is due at time of move.

About us:
I’m a 37 year old musician and my wife is a 29 year old veterinary technician. Unfortunately, my wife was recently diagnosed with an illness that prevents her from working full time. So we decided to rent out what used to be my music room to help with the mortgage.

We’re a pretty chill, relaxed couple who spend a lot of time watching movies, playing video games, hanging out with friends, exercising, and occasionally going on adventures when we’re not working.

We also have two very friendly cats who stay in the shared living area. FYI: I like to cook, so I’m often monopolizing the kitchen (I’m willing to cook for 3 though!). We’re 420 friendly, so if the smell/smoke bothers you, it won’t be a good fit. We are also morning people, we get up around 6am and go to bed around 10pm. Though we are usually not very noisy so unless you’re sound sensitive it shouldn’t be too much of an issue.
