I’m seeking a quiet, mature, respectful female roommate for a furnished, private basement room in my single-family rowhouse located in Canton (across from Patterson Park).
This is a peaceful, calm, studious home — ideal for a med student, grad student or professional who values cleanliness, privacy, and a low-drama living environment. Walkable to Canton restaurants/pubs/parks.

THE ROOM
• Medium–large renovated basement bedroom
• Fully furnished: queen bed, desk + chair, desk lamp, nightstand, TV
• Two closets (one large with extensive shelving, one semi walk-in)
• Bay window seat and walk-out basement door
• Hardwood (LVP) flooring
• Private bathroom
• Clean, well-maintained, and bright for a basement (lighting is basement-level)
Stairs lead directly up to the shared kitchen.
Note: You will need to bring your own kitchenware and cleaning supplies. Shared kitchen items are not available for use.

THE HOUSE
• Single-family rowhouse (owner-occupied)
• Total occupants: 1 (me)
• Shared spaces: kitchen and laundry access
• Laundry is located in the basement (I will occasionally need to access the utility room)
• Outdoor deck is not part of the shared living space. Occasional use may be permitted by arrangement.
• Free street parking — no permits required

RENT & TERMS
• Rent: $1,000/month
• Security Deposit:
o $1,000 (last month’s rent)
o A $500 refundable move-out cleaning/damage deposit is required. At the end of tenancy, the basement bedroom and bathroom must be left in clean, move-in condition. If professional cleaning is required, associated costs will be deducted from the deposit.
• Utilities & Wi-Fi included
• Minimum lease: 6 months (extensions possible)
• Renter’s insurance is required prior to move-in and must include a minimum of $300,000 in personal liability coverage, $7,000 in personal property coverage, and water/sewer backup coverage. Proof of coverage is required and must be maintained for the duration of the lease.

HOUSE EXPECTATIONS (Please Read Carefully)
This home is very clean and quiet.
• You are expected to:
o Clean up after yourself immediately in shared spaces
o Keep your basement room and bathroom clean
o Bring and use your own cleaning supplies
 No cleaning service is provided
• If cleanliness issues (including pest attraction) arise and persist after a warning, this may result in termination of tenancy in accordance with lease terms and local law.
NOT ALLOWED
• No pets
• No loud music or noise after 10:00 PM
• No extra storage in the basement
This is a quiet, low-key home. Overnight guests, loud music, and substance use inside or around the home are not compatible with the household. Smoking is allowed outside only.
