Looking for one roommate to sublease for long-term

Hi everyone. My current roommate and I are looking for one new roommate to sublease the third room in our apt. We are looking for someone to move in immediately for a long-term stay. There is a possibility to sign the new lease (the current lease will be renewed in 2027).

The apartment is in Washington Heights near the a/c/1 trains and many buses. The neighborhood has all the necessities: bodegas, banks, bars, gym, grocery stores. laundromat, barbershop, lots of good food. Inwood park is not too far off if you're into hiking. Also, central park is a few train stops away if you're ever in the mood to go to the park.

About me: I am pretty laid back, I will say hello to you and hold a conversation, but I will also respect your space and privacy. I want to disclose that I do have trouble seeing/am visually impaired. I am currently a case manager for adults with mental health diagnoses. I don't party but I do occasionally have guests over. I am currently enrolled in grad school to get an MSW (aiming to graduate this May).. On my spare time I like to go to the gym, go exploring, grab coffee. try new food places, or just chill out and watch netflix.

I have lived in this apartment for about 4 years. My current roommate has lived here for the past seven months and works as a school teacher. She's qiet, keeps to herself, and has a small dog who doesn't bark and stays in the room all day.

The current room is small to medium sized. The former occupant lived in the apartment for three years but had to return to his country of origin because his VISA expired. The room will be furnished with a bed and some other furniturhe left behind.

The rent for the room will be $1050 per month and utilities will be divided amongst three of us. Shared living room and bathroom and no laundry in the building. Elevator in building.

I have a youtube video of the space before we moved in but the living room and kitchen are now furnished. The room will be unfurnished.
