Urban Oasis near Central Park (no broker fee)

The room:
The room I am renting is comfortable, well-kept, and private with shared facilities and mini-chef's kitchen in a loft-like live/work writer's apartment in a classic prewar Manhattan walkup (no neighbors stomping around above) situated amid the vibrant UWS Morningside Heights neighborhood near Central Park. Perfect for a Columbia grad or other university student who wants easy access to campus, or for a temporary visitor who wants a comfortable unique stay in the city. Shorter 30-day stays okay.
The room has been described by previous guests as “Zen Victorian,” with its relaxing deep-blue walls, soothing natural light, and treetop-and-sunset view. Having both relaxation and stimulation close at hand makes for an ideal urban environment. A roommate who is also a runner or avid walker will feel like they are in paradise. If the roommate likes to read, I have many books.
About me/ideal roommate
I am a work-at-home writer/editor, so the ideal roommate would either be a dedicated graduate student or gainfully employed professional (even a flight attendant, because I tend to travel, too) who also enjoys peaceful enjoyment at home, and is quiet, clean, courteous, organized around the house, and mindful that we are sharing an apartment and at least one of us works at home, which requires peace, orderliness, and solitude to get their work done. Mutual respect of each other and the shared and individual spaces a must. No smoking, pets, or substances, no hoarding, trashing of, or extra furniture storage (including TVs) allowed in the rented room or other areas (it's offered as a furnished room and apartment after all). I have full dresser space and partial closet space available. Roommate would have to supply their own bedding (sheets, etc), but the queen-sized bed would be theirs to use.
The roommate offered the rental will be fully vetted and required to sign a detailed, legally binding roommate agreement listing the terms, move in/move out dates, guest policy, house rules, etc. International students, temporary visitors, or professionals also welcome to apply. Will ask for first/last months' rent + key/damage deposit.
The dwelling and area:
The dwelling itself is steps from Central Park and its picturesque Strangers Gate entrance and a few steps further away from Riverside Park.
Morningside Heights has a rich history as well as many cafes, markets, restaurants, delis, and green spaces. The area is convenient to all public transportation, and the Met Museum is a scenic 30-minute walk across Central Park, for art-loving roommates.
I might have some flexibility in the rental terms for the ideal roommate candidate, which can be discussed during the roommate "short list" room showing and interview phase.
