Large Bedroom, Private Bathroom in Luxury Building

Spacious room with a private bathroom in a two bedroom apartment that has been converted to 3 bedrooms. Utilities and wifi cost split 3 ways. Move in date is Aug 16 but you might be able to start moving earlier. The room also has a very large closet. There is also a kitchen with ample countertop space and a shared living room that has a couch, table and TV.

There is also massive health club space that includes a large gym, pool, sauna, steam room, rooftop terrace, and even study space with great views. The health club membership is around $60ish per month.

The current roommate is moving out for work. (The cat in the picture is his and is moving out with him). We are two young professionals in our late 20s and early 30s. I work from home (very quietly) and then go out to dance classes or socials on most evenings. The other roomate sometimes works from home and sometimes the office. We are both very chill.

The building is offering to renew the lease for one year (it is unlikely they will be flexible with lease term so the term). The rent is below market rate because I've been living here since 2021 and the building is more generous with rent increases when a tenant stays. The building is Great area right next to the Q and 6 trains.

The only annoying things:
1) Anytime we change roommates on the lease they charge a one-time "lease reassiment fee" of $500 which we can split evenly.
2) They generally like having the lease signed a full month before it starts (so July 16) but that can be made flexible if things are moving along by then.
