Large Bedroom, Private Bathroom in Luxury Building

Your room

Two rooms available - master bedroom and flex room in a two bedroom apartment that has been converted to 3 bedrooms. There is also a kitchen with ample countertop space and a shared living room that has a couch, table and TV. There is also massive health club space that includes a large gym, pool, sauna, steam room, rooftop terrace, and even study space with great views. The health club membership is around $60ish per month.

Master bedroom (available): Spacious room with a private bathroom and a huge closet. Utilities and wifi cost split 3 ways. Move in date is Aug 16 but the current roommate is moving out first week of August so you can begin moving in earlier than the 16th. The cat in the picture is moving out with the current roommate. :/

Smaller room (taken): converted from living room but still has plenty of space. Nice view. Since there is no in-room closet you will get half of the large living room closet to yourself (and the other half shared). Shared bathroom with me. Early move in is unlikely for the smaller room.

I currently work from home (very quietly) and then go out to dance classes or socials on most evenings. I also have a selection of board games at home. I am clean and professional. Also a hockey fan.

UPDATE: smaller room is taken by a prospective roommate. She is clean, and works from the office 5 days a week.

REQUIREMENT: 50x the total rent from all 3 roommates combined. For the master bedroom we project around 105k/yr income or greater should be enough to get us over that line.

The building is offering to renew the lease for one year (it is unlikely they will be flexible with lease term so the term). The rent is below market rate because I've been living here since 2021 and the building is more generous with rent increases when a tenant stays. The building is Great area right next to the Q and 6 trains.

The only annoying things:
1) Anytime we change roommates on the lease they charge a one-time "lease reassiment fee" of $750 which we can split evenly.
2) They generally like having the lease signed a full month before it starts (so July 16) but that can be made flexible if things are moving along by then.
