Studio Upper East Side Lease Takeover July 2026

Looking for a 1 month lease takeover for July 2026 or a one year lease transfer from July 1 2026 to July 31 2027.

The building: 94th and 2nd, directly above the Q train. Full service 24/7 doorman building, gym, rooftop, children’s playroom, elevator. Laundry in basement.
The apartment would come unfurnished.

Apartment: studio with great closet space. Around ~350 sq ft I believe.

Price: $3464 per month, which includes the mandatory $100 per month amenity fee. For context, a studio in my building on a lower floor with the exact same layout is going for over $3900 so this is a great price for the building. Will note that I’m not sure what the rent increase would look like if you wanted to re-sign beyond July 31.

Application: $3464 security deposit, standard application process, 40x the rent, bank statements, credit check, all the good stuff. They do accept guarantors and they do work with a third party guarantor if needed. They’re pretty strict on income.
