Lease takeover via sublet — Midtown East 2BR / 2BA

Hi! We're the current tenants and are looking for someone to take over our entire 2-bedroom, 2-bathroom apartment for the rest of our lease: November 1, 2026 through May 31, 2027. Management handles this as an approved sublease: we remain on the existing lease, and you'll have the whole apartment for the remaining term.

It's on East 53rd Street near Third Avenue in Midtown East, close to the E/M at Lexington Avenue–53rd Street and the 6 train at 51st Street. The apartment has hardwood floors, an open living/dining area, a dishwasher, and built-in closet storage. Having two full bathrooms is a particularly nice part of the layout.

• Rent: $5,107/month for the entire apartment—the same amount we currently pay, with no markup. This is $5,122 base rent minus a $15 monthly concession, which management confirmed continues throughout the sublet.

• Refundable security deposit: $5,107, equal to one month's rent.

• Sublet administration fee: None; confirmed with management.

• Term: November 1, 2026–May 31, 2027; looking for someone for the full remaining term.

• Furnishing: Unfurnished. Photos show our current furniture, which will be removed.

• Utilities/internet: Gas, heat and water included. Subtenant pays electricity and internet separately.

• Building: Walk-up; no elevator.

• Laundry: No washer/dryer access included. The laundry appliances visible in one photo belong to us and will be removed.

• Building policies: No smoking or vaping; no pets under the building's policy, with legally required assistance-animal accommodations handled by management.

The sublease is subject to management's application process and written approval. Applicants will need to complete management's application and submit a photo ID, employment letter, paystubs, bank statements, and tax returns or W-2s through management's secure portal. We'll share the instructions with interested applicants. A new lease after May 31 may be possible, subject to management approval and their offered terms; it isn't guaranteed. Move-in arrangements must also be coordinated with the building.

Tours are available on weekdays after 5 p. m. by appointment. Weekend tours may be possible depending on availability. Video tours are also available.
