Lease Takeover – Herald Towers, Midtown – $1,050/month

Looking for someone to take over my room in a 4 bed / 2 bath apartment at Herald Towers as I’m moving out of state.

Dates & Rent
• Lease takeover effective September 1
• Move-in September 2 (I’ll have some belongings in the room until then)
• September rent: $1,050
• Lease renews October 1 – the increase for the whole apartment is only $50, so rent from October onwards will be $1,062.50/month
• No security deposit

The Room / Apartment
• Large private room with great natural light
• Upper floor of the building
• In-room AC / heating
• Bed frame + mattress can remain if wanted
• 4 bedrooms / 2 bathrooms
• Bathroom shared with 2 others
• Dishwasher, oven/stove, fridge/freezer
• In-building: Mail-Room; Laundry Room; Gym; Co-Working Space; and, rooftops

Roommates
Sharing with 3 others – 2 girls and 1 guy (2 European, 1 American). All clean and quiet.

Lease Takeover Requirements
You’ll need to:
• Complete the building application
• Sign/replace me on the Guarantors (rent insurance, so that you don't have to do proof of income or US credit history, means non-payment will guarantee the landlord money) agreement
• Sign the lease amendment
• Pay September rent

There is no deposit, however at the October 1 lease renewal there will be a Guarantors payment equivalent to one month’s rent.
