We are an established **all-male household** of four roommates sharing a quiet, clean, and comfortable 4-bedroom apartment on Manhattan's Lower East Side.

Looking for one (MALE)responsible, respectful roommate who is comfortable joining our all-male household. We value cleanliness, consideration, privacy, and a peaceful living environment.

**ABOUT THE ROOM**

- Spacious, fully furnished private room — **221 sq. ft. (13 × 17 ft.)**
- Amazing natural sunlight throughout the day, with a beautiful view of the East River
- Twin-size bed and full-size reclining chair
- 55-inch TV
- Desk and office chair
- Two open wardrobe/storage units with hanging space and shelving
- Full access to shared kitchen
- Washer and dryer in apartment
- High-speed internet, gas, and electricity included
- Household essentials provided (toilet paper, paper towels, dish soap, etc.)

**RENT & TERMS**

- **$1,300/month — ALL INCLUSIVE**
- Security deposit: $1,300
- Move-in: December 1, 2026
- **Checkout: February 28, 2027**
- Minimum & maximum stay: Exactly 3 months
- No additional utility fees

**IMPORTANT — UPFRONT PAYMENT BREAKDOWN**

The proposed total payment for the entire three-month stay is **$5,200**, broken down as follows:

- December 2026 rent: $1,300
- January 2027 rent: $1,300
- February 2027 rent: $1,300
- Refundable security deposit: $1,300

**TOTAL: $5,200**

This amount represents the complete three-month rental cost of $3,900 plus the $1,300 refundable security deposit. All utilities and listed household essentials are included.

**SECURITY DEPOSIT REFUND**

The full **$1,300 security deposit** is refundable, provided the room is returned in its original condition, with no damage beyond normal wear and tear and no outstanding obligations.

Our goal is to return the full security deposit **on the same day you check out, February 28, 2027**, following a satisfactory room inspection.

**PLEASE NOTE:**

This room belongs to a permanent roommate who is temporarily away. The rental is strictly for three months and **cannot be extended beyond February 28, 2027**.
