Enormous Furnished Bedrooom with Private Entrance

I’m subletting a huge 216 sq ft bedroom in a 2 bed / 1 bath floor in a brownstone. Second floor of building.

April 1st move in. Minimum 3 month sublet. Month to month an option after. $1800 rent (includes utilities & internet). First and last months’ rent due upfront.

Non-negotiables:
- Quiet: this is not a party house.  No pregames or bringing the party home. Quiet hours after 10 PM.  We are looking for a quiet person who prefers to use headphones rather than playing loud music. Walls are thin and you have neighbors, so you must be respectful of them and keep a peaceful and quiet demeanor.
- Cleanliness: the kitchenette, living room, and bathroom need to be kept clean on a regular basis.  You will share this responsiblity with your roommate.
- No downstairs access:  The living room has a stairwell that leads downstairs.  This is our downstairs neighbor's area, and you will not have access here.
- Shoes off:  you will need to remove your shoes any time you or guests enter any part of the apartment.
- LGBTQ friendly is required to be considered

Please note there is no freezer or dishwasher. No regular oven; only toaster oven.
