About the Space:
Hey! Got two private bedrooms opening up Sept 1st in a rent-stabilized 3-bedroom, 2-bathroom apartment on Broadway in Hamilton Heights. You can rent either room individually, or both if you're looking to move with a friend/classmate!

Room 1 (Cozy + Fire Escape Access): $1,088/month ($8'2" x 9'9"). Quiet, tucked away at the back, and fits a full bed, small desk, and storage. Plus, it has direct access to the fire escape! No pics of this one right now but you can see the floor plan.

Room 2 (Spacious): $1,115/month ($13'3" x 9'5"). Much larger room with plenty of space for a queen bed, full work-from-home desk setup, and dressers. One pic of the room atm.

Utilities: Not included (ConEd electricity and Wi-Fi are split equally among tenants).

Bathroom: You will only share the main full bath with one other roommate (I have my own ensuite), so no morning bathroom gridlock.

Building: Elevator building on a great block with laundry, groceries, and coffee right outside.

The Layout & Vibe:
The core of the apartment is an open-plan kitchen and central dining footprint. Just to be totally upfront—the layout prioritizes bedroom privacy, so there isn't a traditional separate living room. It’s best suited for someone who wants an affordable, quiet, and functional home base.

I'm in my 30s, working in stand-up comedy and hospitality. I keep a busy schedule, respect personal space, and value a clean, quiet, and low-drama space to recharge. I also have a very sweet, friendly cat named Fiona! Looking for respectful, financially reliable roommates (working professionals or students/grads) for a 1-year agreement.

Move-in cost for either room is 1st month's rent + 1 month's security deposit.
