Large room in 3 bedroom apt in Sugar Hill

We have one LARGE, partially-furnished room in our beautiful Sugar Hill apartment- Ready to rent as early as Aug 15th! Can also do September 1st. Rent is $1401-

House Atmosphere:
The room is in a lovely, renovated apartment in a pre-war building in Sugar Hill (garden-filled historic neighborhood between Harlem and Washington Heights). The apartment is spacious, with two bathrooms and a full living room. Currently residing in the apartment are two women one in her earlyish twenties and another in her mid-thirties, and one beloved completely hypoallergenic, and very well behaved fluff (see photos). Human roommates are both friendly professionals working in city/non-profit and social work sectors - both keep business-ish working hours but are open to folks of all schedules. The place gets lots of natural light, has cherry hardwood floors throughout, a comfy living room, relatively sizable kitchen (for NYC), and the two full bathrooms. The building has an elevator, two community gardens on our street, a beautiful cathedral on the next block, and a medley of delicious restaurants nearby.

Room: 12' x 18' with some extra little nooks here and there
Closet: 1' 10"x 5' 4"(12' high)

The room available is HUGE - you could easily fit a full/queen bed, dresser, desk, chair and even a couch! Lends enough space to get creative. See pictures for an idea. The room comes with a full bed and box spring, desk, AC window unit, and a TV at no extra charge! The room is located right next to the kitchen and bathroom, with a good bit of space from the other bedrooms. Lot’s of privacy. You would be sharing a bathroom with 1 other female roommate.

Transit:
There are a lot of train lines near us. We are very close to the 155th street C train (2 min walk), a 6-7 minute walk to the express A/B/D/B trains, and a 10 minute walk to the 145th/or 157th stations for the 1 train. You can get just about anywhere in Manhattan in about 30 mins.

What we're looking for:
We're looking for one individual to sublet the room for at least 3-6 months, with the possibility of a longer stay/arrangement if it feels like a good fit on all sides. We expect housemates to be mindful and respectful of shared space, keep the apartment tidy, have good communication skills and pay rent/utilities in a timely fashion. We have a very sweet, friendly, chill vibe in the house and would love to keep up that energy :)

SORRY - no more pets, no couples, and no smoking (of any kind) in the house - no judgement! Just some of us have asthma.

Logistics:
Move-in would be August 15th or September 1st (or possibly after). Rent is $1401- not including utilities. Utilities (gas/electric/wifi) range from $55-100 depending on the season. The security deposit is 1 month's rent. To move in, we require $1401- security deposit and first month's rent, as well as proof of income for the past 3 months.
