Bedroom available in spacious, clean 3BR/1BA

I have a lovely room available in a spacious 3BR apartment in Hamilton Heights.

The room is the smallest in the apartment but it can fit a full size bed with room for a desk or dresser. It has a large closet with storage cabinet that maximizes storage without sacrificing floor space. The room is 8X10 with one window that faces the courtyard. The room has some soundproofing and does not have walls/windows on the street so it is much quieter than the street facing bedrooms. All utilities (heat, water, gas, electric and wifi) are included in the monthly rent!

This is a sublet arrangement. I am the sole leaseholder but am subletting each room in the apartment. We will sign a sublease agreement which you will have the opportunity to review and amend. Subletting is allowed by the terms of the original lease. I am open to short term stays, but may adjust the rate/terms accordingly. Ideally I am looking either for a short term stay for June and July OR for someone to sign a commitment until 7/31/2027 (14 months). If you choose a long term commitment, I am okay with the option to terminate early with 45 days notice. The other two roommates are both signed to stay until July 2027 as well. If everyone is happy, I am open to renewals. The other two roommates are both people who have renewed and been in the apartment more than 1 year.

The apartment is currently occupied by two professionals in the food service industry, Paul and Brian. They maintain a calm and relaxing environment for the apartment.

All roommates are non-smoking. The common areas are furnished and very well-maintained, clean and organized. The living room is very large and has an area for relaxing and a table for eating. Living room also serves as a great space to work from home. The kitchen has most everything you could possibly need. Roommates are friendly and easygoing and the vibe at the apartment is very relaxed. It is definitely a space for winding down and feeling comfy! Every roommate does their part to keep the common areas tidy. Gas, electric, wifi are all included.

Some notes: The apartment is a 3rd floor walk-up (two flights of stairs) and there is no laundry on site. Closest laundromat is 1/2 block and it is well maintained, super clean, and accepts credit cards. Plenty of places also do pick up and delivery for great prices. Finally, the attached video is from a few years ago. I kept it because it shows the layout of the apartment! The pictures are how it is currently decorated though some of the current elements will be leaving with the 3rd roommate that is leaving.

I love the neighborhood and have lived here since I was in college. There are beautiful and unique outside spaces such as Riverbank Park, the City College campus, St Nicholas Park and Hamilton Grange. We are right down the street from tons of awesome restaurants and bars.
