Looking for a clean, friendly/social, and financially solid roommate to join our duplex apartment at 295 Park Avenue South, located at the corner of E 23rd and Park Ave. This is a 10-month sublet running August 1, 2026 through May 31, 2027, with the possibility of renewing directly with the building afterward.

Location
You're sitting right above the 23rd St 6 train, one block from Madison Square Park and two blocks from Gramercy Park. Morton Williams grocery is right on the corner, Trader Joe's is a 15-minute walk, and there's a CVS and Duane Reade both within a block. Easy access to the 6 train and the rest of the city from here. Plenty of restaurants/coffee shops/casual eateries walking distance.

The Room
Your private bedroom sits on the second floor of the duplex and comes with its own en-suite bathroom. The room is spacious (14.5' x 13.5', ~9' ceilings) and easily fits a queen bed. It's currently fully furnished (bed, dresser, desk, etc.) and most of it will stay — happy to negotiate on specific pieces. You'll also have a built-in A/C unit in the room and a reach-in closet, plus additional closet storage downstairs. You also have direct access to the room by taking an elevator up to the PH floor & walking through the private terrace.

The Basics
- Rent: $2,606/month (your portion of the apartment)
- Move-in: August 1, 2026 (flexible if you need to move earlier) | -Sublease runs through May 31, 2027
- Rent covers heat and hot water; electric and internet are split separately and typically run $75–$225/person depending on usage (internet is a flat ~$126 total/month split three ways)

Shared Spaces & Perks
Beyond your room, you'll have full access to the shared kitchen and living room downstairs, plus a very spacious private outdoor space (which includes outdoor furniture + a charcoal grill). The apartment has a dishwasher, and laundry is in the building's basement. Residents also get access to a gym in the building.

The Vibe
It's a great mix of independent and social. Your two roommates are both easygoing, self-employed guys (one a former founder building a new business, the other also running his own thing) — chill during the week, but always up for having people over to hang out in the living room or on the terrace once in a while. Looking for someone who fits that same balance: independent enough to do their own thing, but cool with having friends around occasionally too.

Who We're Looking For
Clean, respectful, friendly, and social — and most importantly, someone with solid, verifiable income or employment so rent is never a question mark. The sublease application requires proof of income/employment and you'll go through a credit/background check (as part of the building's own sublease application process). You'll also need approval from building management (Abington Properties) and upon approval, would sign a sublease agreement covering the term.
