Bedroom in 4BR/2BA Apartment in Luxury Building
We are three professional men of various ages in-need of a new roommate to be our new fourth person here at 45 Wall Street in the Financial District. One of our current roommates is moving out two-and-a-half months before the end of our lease, in mid-May, and we need someone who will take over those last two months, with the option to stay on for another year on a new lease starting August 1st! The rent split per-person will be $1,741.25 for those first two months, with gas and water included. Electricity and Internet usually average between $60 and $100 combined per-person, depending on the month. Starting in August, the rent split will likely go up, though I am not sure how much just yet. It hasn't been much every year I've been here (since 2020), though.
The available room is 10'6"x12'9", and is more-than-large-enough for a full, or even queen-size bed, plus furniture. The room also has a sizable closet, and a large window overlooking Exchange Place. The room will be vacated by May 15th, and will be completely unfurnished or partly furnished, depending on your request. You also have the option to move in sometime between May 15th and June 1st, though you would need to offer a prorated portion of the full rent for the part of May you take over. You would be sharing a bathroom with one other roommate, since the apartment has four bedrooms and two bathrooms.
In fact, the apartment as-a-whole is quite large, over 1,100 square feet, with fully-furnished common areas, including a living room, kitchen, halls, and foyer.
As for the building, 45 Wall Street is loaded with amenities, including a rooftop deck, lounges, multiple fitness centers, a basketball court, storage (for a fee), and full doorman service. It's just a short walk from the NYSE, and the bars and restaurants of Stone Street. We're on the same block as the 2-3 Wall Street Station and the J-Z Broad Street Station, a less-than-five-minute-walk from the 4-5 Wall Street Station, the R-W Rector Street Station, and the 1 Rector Street Station, and a less-than-ten-minute-walk from the A-C Fulton Street Station, and the E World Trade Center Station, as well as the World Trade Center PATH Station.
We're hoping to find someone that's gainfully-employed, and making at least $100K a year, with very good credit. If you sign onto a brand new lease, you will need to re-qualify with the rest of us! Otherwise, we have no requirements other than you be nice, responsible, and be respectful of your new roommates!
