Furnished En-Suite | Tompkins Square Park
I’m looking for the right person to share my fully furnished 2BR/2BA East Village apartment for October and November.
The apartment is directly across from Tompkins Square Park on a classic East Village block, with exposed brick, hardwood floors, a fireplace, dishwasher, projector/large TV setup and in-unit washer/dryer.
This is my actual home, not an investment apartment or revolving sublet, and I’ve spent a lot of time making it comfortable.
Your Private Space
The available bedroom feels almost like its own private suite within the apartment.
Your bedroom windows overlook Tompkins Square Park, and you’ll have your own private en-suite bathroom directly connected to the bedroom and exclusively yours — no shared bathroom and no walking through common areas to use one.
The room has exposed brick, a TV and full-length mirror. I’m clearing out storage specifically for the new occupant, so you’ll have one full, completely empty closet plus half of a dresser for your belongings.
The bed is also incredibly comfortable, with a memory-foam mattress and memory-foam bedding/pillows. I’m very particular about having a comfortable bed, so this is definitely not an afterthought.
The idea is that you can arrive, unpack and genuinely settle in for two months rather than live out of suitcases in someone else’s spare room.
The Rest of the Apartment
The shared space is completely furnished and has tons of East Village character, including exposed brick, hardwood floors, a fireplace, comfortable living room, fully equipped kitchen with dishwasher, large TV/projector setup and in-unit washer and dryer.
Utilities, high-speed Wi-Fi and cable/streaming subscriptions are included, along with full access to the in-unit washer and dryer.
The apartment is on the second floor of a walk-up building. There’s no elevator, but it’s one easy, manageable flight of stairs — thankfully not the terrifyingly steep variety NYC is known for.
The Arrangement
This would be an additional-occupant arrangement, rather than taking over or being added to my lease.
I will continue living in the apartment, remain the leaseholder and remain financially responsible for the lease. You will not assume financial responsibility for my lease.
We will complete the appropriate additional-occupant paperwork with my management company so your occupancy is documented and legitimate.
Because I already income-qualify for the apartment independently, international credit history or traditional NYC income qualification should not present the same obstacle it can when trying to obtain your own apartment. Management approval is still required, including a criminal background check, with final requirements subject to management’s process.
This could be particularly convenient for someone relocating internationally or domestically, here temporarily for work, or wanting a comfortable place to land while taking time to find the right permanent NYC apartment.
About Me & Who I’m Looking For
I’m 38, work professionally in tech/SaaS and work from home, so compatibility matters to me.
I’m friendly and social, but home is very much my comfortable landing place rather than a party apartment. Since this is my home, I’m much more interested in finding the right person than simply filling the room as quickly as possible.
Ideally, I’d love to find another professional in their 30s or 40s who needs a comfortable, fully furnished NYC home temporarily — perhaps you’re here on a work assignment, relocating to New York, between apartments, or want a couple of months to get settled and find the right long-term place without rushing into a lease.
I’m looking for someone independent, considerate, communicative and respectful of shared space. I want you to feel completely comfortable treating the apartment as your home while you’re here; I just want someone who will care for it accordingly.
Location & Availability
You’ll be living directly across from Tompkins Square Park, with the East Village immediately outside the front door.
The L train and Citi Bike are nearby, and the Lower East Side, NoHo, Union Square/Gramercy and much of downtown Manhattan are easily accessible.
Available October 1–November 30.
The October 1 move-in date is firm; unfortunately, I cannot accommodate an earlier move-in.
In-person showings begin September 21. I’m happy to start with a quick video call beforehand and schedule an in-person viewing beginning that date if it seems like a good mutual fit.
Potential extension beyond November 30 may be possible, but is not currently being offered as part of the initial arrangement.
Rent, Cleaning & Security Deposit
Rent: $2,650/month.
Because I remain the leaseholder and financially responsible for the apartment, the full two-month rent total of $5,300 is required upfront before move-in.
I know moving is already expensive and I’m asking for both months of rent upfront, so I’m intentionally keeping the security deposit to a manageable $350, fully refundable subject to the terms of the occupancy agreement.
Professional cleaning is an additional $200/month per person. A professional cleaner comes twice monthly at $200 per visit, which we split evenly. Your cleaning contribution is paid monthly and is not required upfront.
Utilities, high-speed Wi-Fi and cable/streaming subscriptions are included, I am not asking for any contribution to monthly expense’s, there are no additional monthly bills to split.
