Roommate for m huge 2 bed apt + den

I have a big pre-war apartment on 2nd Ave & 12th, right by St. Mark's Church, and I'm looking for one person to share it with. My current roommates are moving out and I'm remodeling most of the place before the new lease starts, so you'd be moving into something fresh.
It's 2 bedrooms plus a den, and the den becomes a shared office / guest room for both of us — so it's just the two of us living here.
The place:

- 2 bedrooms + a shared office / guest room that we’ll share.
- Huge living room, tons of light and garden view from the living room
- Full bath, plus a half bath right outside your room
- Pre-war building, 3rd floor walk-up — no doorman, no elevator
- No washer/dryer in the unit or the building (laundromat close by)
- $3,500/month · available November 1st

Me: originally from Israel, work in tech, part owner of a bar in the city. I travel pretty often, so the apartment is quiet a lot of the time — but when I'm around I like having people over and doing dinners. Into fashion and aviation. Neat, and I keep the common spaces that way.

You: late 20s / early 30s, clean (actually clean, not "I'll get to it" clean), self-motivated, doing your own thing. Someone who's up for a dinner at the table but isn't looking for a built-in best friend.

One practical note: my landlord requires each tenant to earn at least $150k/year, so you'd need to be able to show that.
