Flex room in a 1-bd apartment in the East Village
Hi! Looking for a male roommate to take over my roommate’s spot, as he just recently graduated. You will be living with me (24M). The lease is expiring at the end of August, and I'm looking for someone to renew it with (not a sublet!). Move-in date will be Sept 1st, but we can discuss moving your stuff in earlier.
Looking for someone who is communicative and tidy, respects common space, pays rent on time, and enjoys a quiet/comfortable living environment. Since it’s a small space, I hope that we can be friends, but I sure understand when you need some space. I’m receptive to criticism and am always willing to have a sit-down chat with my roommate. I hope that we can work together to make living together enjoyable.
The Flex Room
The flex is the living room area next to the kitchen. The current divider consists of Ikea shelves and curtains. The room has a window and is small, around 75 sqft. There are currently two wardrobes, a twin bed, a nightstand, and a small desk with an office chair. You will chat directly with the departing roommate to communicate what furniture should be kept.
Apartment
The apartment comes with a gas stove w/ an oven and a fridge, but no dishwasher/washer/dryer, in-unit or not. For cooking, we usually rely on a range hood and a box fan for ventilation. In the common area, we have kitchen cabinets and wire rack shelves for storage. Appliances that we share are kept there too, but all can be moved elsewhere if needed — we can discuss rearranging the setup. It will be your home too, after all!
Within the unit, the bathroom comes with a bathtub, a basin, and a medicine cabinet, but not the toilet. In the hallway, we have another private bathroom with just the toilet, which only we have access to. Our door doesn’t lock itself, so you don’t need to worry about lockouts. I thought this was wild when I first saw it, but it grew on me.
Building
This is a fifth-floor (top floor) walk-up in a pre-war building. Since it’s on the top floor, it gets plenty of sunlight year-round. Expect some daily workout walking up and down the stairs. The apartment is pretty quiet all the time, as we don’t have loud neighbors, and we do not face the street.
Management is not corporate. We have a live-in super for maintenance requests, and the hallway is regularly cleaned. Smoking is not allowed in the building. Pets require landlord approval. I’m OK with pets but do care about keeping the living environment hygienic for everyone.
Location
The apartment is between 1st and 2nd in the East Village, just around three blocks away from N/Q/R/W, 4/6, and L trains.
About me
I (24M) work full-time in tech, and work at the office 5 days a week. I bike a lot, either doing social rides within the city or longer rides. I like making coffee. Recently, I have been trying different butter chicken recipes with my roommate. I also enjoy just exploring the city despite having lived here for 5 years, as there are still so many places to explore. Used to have 3 hamsters, and I still miss them sometimes. I don’t often have guests over, but I will let you know if anyone is coming.
Fees, rent, and utilities
- Rent: Your share will be $983/mo. (Total unit rent goes from around $2657/mo to $2737 /mo on Sep 1st due to a 3% rent increase; my roommate has been paying $955/mo.) First month rent due on move-in.
- Security Deposit: $1368 (a. k. a 1-month rent, split evenly)
Utilities: Split 50/50. Electricity and gas total around $100/mo to $130/mo, or ~$200 in summer. Internet (Spectrum) is $85/mo starting September. Heat is included.
- Fees: The landlord charges a background check application fee. (Note: The landlord is also requesting a $500 lease change fee; we can discuss how to handle this together).
- Furniture: Depending on what you want to keep (everything in the room is for sale), you can get furniture at a discounted rate. I can connect you with my roommate to discuss the details.
Application
You will need to go through the application process first with the landlord, as you will be on the lease as well. Common application materials will be needed: ID, pay stubs, tax returns, etc.
