Looking for Female Roommate!

I’m looking for a female roommate for a 2 bedroom and one bathroom apartment starting May 1st, tentatively, with a lease renewal in August! It’s a rent stabilised apartment next to Central Park in East Harlem, between fifth and Madison Avenue. The current rent for each room is 1220, and I anticipate it increasing by 40/50 per person in the renewal. Utilities usually are around 75 per person including WiFi, electric, and cooking gas. The conservatory gardens are a 2 min walk as well as Museo del Barrio and Museum of the City of New York!
A little bit about me: I’m a 28 yr old PhD student at the new school for social research and am mostly working on campus till the evenings and on the weekends I’m either out or like hanging on my own. I do enjoy having friends over (occasionally) and am open to this space being the same for you! :)
my non-negotiables are cleanliness and being organised as well as clear communication. Since it will just be you and I living here, I’m looking for someone who also is a student or working professional and understands that although quiet time is important living with someone means there is always another person around haha.
The building is old but quite clean with a laundry room downstairs. The apartment has a separate kitchen and living room.
You do need to earn x40 the monthly rent annually and a decent credit score or have a US co-signor who makes x80 the monthly rent annually!
