• Lease term: 12 months required (no subletting, no short-term/month-to-month)
• Apartment: 2-bed, 2-bath (977 sq ft) in a full-service prewar doorman building right on Central Park South. Coffered ceilings, herringbone floors, and big open living/dining space.
• Your room: private 16'3" x 11'8 room, will be completely cleared out and cleaned before moving in. There's a dresser in the corner you can keep or I'll have removed – your call.
• Your bathroom: The hallway bathroom will be your private bathroom. It has a large standing shower and heated floors.
• Storage: in addition to your room's closet, the hall closet in the living room will be your private closet – the only thing staying in it is the router/modem, which sits on the top shelf and needs to stay put.
• Directly across the street from Central Park – it's basically the front yard. Walk out the door, and you're in the park in less than 30 seconds.
• Kitchen has premium appliances – Sub-Zero fridge, Viking range/stove, and Viking microwave, and Miele dishwasher.
• Easy access to the 1/A/B/C/D trains and the N/Q/R.
• Doorman + elevator building.
• Laundry in the basement (rarely used by other residents)
• Each room has its own built-in heating/cooling unit (not a shared central system – you control your own room's temp).
• Furniture note: My outgoing roommate is taking the couch and likely one or both recliners, and probably the coffee table. Everything else pictured in the kitchen/living room will likely stay (the kitchen table, TV, TV console, bar cart, arm table, kitchen island, etc.). Whoever moves in and I will need to sort out replacement furniture together; if you already own pieces that could work, that's an option, but the room has a specific layout/size that furniture needs to fit, so it'll be a conversation.
• One honest note: the unit is fully interior facing, so windows look out onto the building's air shaft/brick rather than open sky and natural light is minimal. It was an adjustment for me at first, but you get used to it fast, and there are some upsides: rooms stay cool and consistent temperature-wise, no glare on screens, no blackout curtains needed if you're a late sleeper or work irregular hours. (FYI I took the photos at night – the windows aren’t that dark all the time)
