Hey! My current roommate is moving out, and I'm looking for someone to take over his room in my apartment right on Central Park South.

I'm 27 and work in real estate finance with pretty long hours during the week. Outside of work, I'm pretty laid-back. I like going out, working out, traveling, and spending time with my friends and my girlfriend. I'm looking for someone around my age who is also working, has their own thing going on, and wants a clean, comfortable apartment.

The apartment is a really nice 977 sq ft 2BR/2BA on the 9th floor of a full-service prewar doorman building. The location is hard to beat – Central Park is right across the street.

• Rent: $3,145/month + 50/50 split of actual gas, electric & WiFi

• Security deposit: $3,145

• No broker fee

• Available: November 2nd (lease starts 11/1; building doesn't allow weekend move-ins. I may be able to arrange moving in the week prior, but can't guarantee it)

• 12-month lease required (no subletting or short-term/month-to-month arrangements)

Your Room
• Large private bedroom: 16'3" x 11'8"
• Room will be completely emptied and professionally cleaned before move-in

• You'll also have the hallway closet in the living room entirely to yourself for additional storage
• Your room has its own built-in heating/cooling unit, so you control the temperature independently

Your Bathroom
• The hallway bathroom will be your private bathroom
• Large standing shower
• Heated bathroom floors

Kitchen
The kitchen has premium appliances including:
• Sub-Zero refrigerator
• Viking range/stove
• Viking microwave
• Miele dishwasher

Who I'm Looking For
Ideally looking for a male young professional in his mid-to-late 20s or early 30s who:
• Works full-time and has a similar lifestyle
• Is clean and respectful of shared spaces
• Is easygoing
• Doesn't want a party house, but is still social and enjoys going out
• Doesn't have pets (although I'd consider the right situation)
• Is looking for a place to stay for at least a year

Logistics
• 12-month lease required
• No subletting or short-term/month-to-month arrangements
• Utilities (gas, electric + WiFi) split 50/50 based on actual usage
• No broker fee
