Hi y’all! I’m looking to help find 2 replacement tenants (either individuals or a couple, couple would have to take both rooms, ie, we can only have 4 tenants in the apartment) for 2 rooms in our 4 bedroom apartment in Allston/brighton right on the 57 bus line. The 66 bus and Warren st on the B are both close by, with grocery stores easily accessible. Move in date as early as August 15th!

The financials: for transparency rent is currently $3800 total. Rent will go up to $4000 a room on September 1st 2026. It is a yearly sept 1-August 31 lease cycle. The large room with private bathroom is $1100 and the smaller room with a shared bathroom is $900. The security deposit is $700 per room/person

Utilities are ALL INCLUDED, and there is a FREE washer & dryer on the same floor used by our unit and the unit downstairs (so six adults total- we also share a mailbox with them. It has never been a problem.)

Myself and my husband are the holders of the Internet utility and everyone has been paying $13.75 per person for Verizon 500mbps WiFi, but that is with a military discount and their regular price with the same paperless billing discount is $60 per month total. That is the only “utility” involved unless someone would want to personally pay for and have cable installed.

The apartment’s accessibility- there’s 1 flight of stairs outside to get to the ground floor of the apartment, and there are thresholds on the doors and in between rooms. The doors are also rather narrow and not suitable for most wheelchairs. I use a wheelchair most of the time but tested a wheelchair inside the whole apartment for a short time and it was next to impossible in this apartment. 😞 that is the only reason we are moving out of this place.

We have had 2 cats in this apartment for the last 5 years and they have never marked or peed anywhere, but there still might be cat hair/dander contamination after cleaning, so if you are highly allergic to cats I would not recommend this apartment to you. The cats will be leaving with us, and the landlord is cat friendly- must be spayed/neutered and up to date on vaccines, and not destructive to furniture or the apartment, ie, doors and doorframes; walls; etc

They like to keep it as unscented as possible. this means we buy unscented products wherever possible for cleaning products used in common spaces. That being said, we don’t want any incense/air freshener spray/ excessive personal perfumes in the house. Body care products being scented is fine- you need not change your whole skin and haircare routine!

About the rooms: the 2 rooms available are connected through one of the closets, and the larger room has an en-suite full bathroom with a decently accessible shower with a relatively new handheld shower head. This would be perfect for a couple to use as a main bedroom with an office or room for extra storage. That’s what we’ve used it for the last five years. There is a large closet with a clothes rod and a high shelf in the larger room, and the closet for the smaller room is medium sized and also has a clothes rod but it is rather high up and wouldn’t work for someone shorter than 5’6” without a stool.

Charlie, 25, They/Them: A recent grad working in specialty retail/guest experience at a local museum! They enjoy 3d modeling, drawing/painting, and volunteering with a community archives group! They are also a big fan of the early-mid 2000s supernatural procedurals genre.

Will, 31, He/They: Recent grad working in a medical simulation lab at a local hospital! He enjoys video games, board games, and tinkering with projects. He is especially into the game Icarus right now!

Important things Charlie and Will want YOU to know:

•heavily prefer minimal alcohol usage for roommates/the house

•No cigarette smokers (this is not negotiable)

•We are Early risers and early sleepers! We go to bed around 8:30-9 and wake up by 8am.

•We dont care much about loudness unless you are blasting music really loud at 2am

•Not big fans of parties and our apartment is too small for it anyways.

•small get togethers and board game nights are great as long as we have notice!

•Love a good movie night

•Street parking only, no dedicated parking spot
(resident sticker required)

•Looking into adopting a cat!

Your roommates would be Charlie and Will. they have been overall great people to live with and they value open and honest communication and like to watch movies and TV over takeout in the living room (only furniture staying will be the blue couch and the TV, but not the TV’s stand. The 2nd fridge in the living room will also be moving out.)

Charlie has a dairy allergy, but dairy in the shared fridge and kitchen is fine as long as you are careful not to cross contaminate with their food.

There is a large pantry, which of course right now looks completely full, but the front side will be going with us to our new apartment so there will be plenty of space for your groceries.

We welcome other members of the disability community, as long as you can demonstrate through SSDI and pay statements that you can afford the $950/$1000 a month rent. (in example, if you only make $1250 a month in SSDI and don’t have another source of income, they/the landlord unfortunately won’t be able to offer you the apartment because that’s not financially feasible. Charlie and Will need to protect themselves too because they can’t afford to pay another person’s portion of the rent.)

The landlord is great and replaces/fixes things that stop working or break really quickly. He has replaced the microwave(built in) the dishwasher and the washing machine in the last 5 years we have lived here. The stove/oven actually just got replaced last night too. He can sometimes be hard to reach about less urgent things but he is a really great guy, only owns this one unit, used to live here himself, etc. he also trains service dogs in his free time for disabled veterans.

Also we have free electricity gas and water and free in unit laundry! WiFi is $13.75 per person per month currently, but the account is under my name so we would be closing that down and transferring it to either Charlie or Will.
