Optionally furnished sublet

First floor of a 3 unit building. 3 bedroom 1 bath, central AC, laundry in basement, but each unit has its own washer dryer. <5 minutes walk from Jackson square T stop. ~7 minute walk to stop and shop. It's close to several parks. It has the option to be furnished with a full bed, night stand, and dresser. I will be painting the wall before anyone moves in. Utilities are not included.

Requirements:
- 1 month rent deposit
- some proof that you're capable of paying rent (pay stubs, screenshots of previous rent payments, etc)

I (27, NB) am living in and own the unit and am only willing to room with women or queer people. I understand if it's a deal breaker that I own the place, but one plus is if something goes wrong, I'm also impacted so I'll fix it! I am a grad student at BU. I'm pretty quiet but get friendlier as you get to know me. I value open communication with roommates! I'd like to have designated tasks for cleaning, and I'd like quiet hours after 11pm on weeknights. There will be a second person living there with a cat.
