Private room/bathroom/office space, East Cambridge

I am currently roomies with a couple who will be moving into their own place at the end of our lease, so looking for someone to take over their portion. Our apartment is a 2 bedroom/2 bathroom with an additional room that my roommates use as an office/extra living room. I work 100% in person and don't need the space, so I am looking for a roommate/roommates who will, as a true 50/50 split on the rent is a bit out of my budget (total rent for the unit is $4100 for transparency, so it's approximately 40/60).

You would have a private bathroom, although it is a first floor/2 level apt and your bathroom would be downstairs (as well as the office/den). The available bedroom has a walk-in closet. There is a spacious living room/kitchen.

Located pretty equidistant from Kendall/MIT and Lechmere. The neighborhood is super quiet and chill, and I've really enjoyed living in the area. Water is included, electricity/wifi/gas are not. It is a 12 month lease requiring first/last/deposit. Cosigners are allowed. There is a singular parking space for the apartment, but I do currently use it. Outside of snow emergencies, there is generally street parking available nearby.

A bit about me: I am a 22 year old engineer who graduated from BU last year. I'm a woman if that matters to you, but I am open to roommates of any gender/age. I'm super friendly and happy to be social, but also very used to living independently so I can give you space if you prefer. My hobbies include running, cooking, reading, and keeping up with pop culture nonsense on the internet. I leave for work at 6 AM and get home at 4:30, so you would have lots of peace and quiet during the day if you work from home. I typically prefer going out with/to my friends' places, so I don't have people over that often, but don't mind roommates having guests. I prefer keeping shared spaces on the neat and tidy side, and value maintaining a shoes off household.
