Private Bedroom: Large enough to fit a queen or king bed with ample room for a dresser or desk. Includes decent closet space and an additional wardrobe.

Optional Private Office: A separate, dedicated second room—currently used for a office, gym, and storage.

Shared Areas: 1,350+ sq. ft. total footprint. living room, dining room, kitchen, and full bathroom.

In-Unit Amenities: Washer/dryer. Possible portable dishwasher upon discussion of price.

Pricing Options - All-Inclusive: the rent is a fixed, all-inclusive flat rate:

Option 1 ($1,800/mo): Private Bedroom + all shared areas.

Option 2 ($1,900/mo): Private Bedroom + Private Office.

What’s Included: Electricity, Heating, Water, and high-speed Gigabit internet are 100% covered.

Maintenance: Trash and snow removal are fully handled. If you have a car I will shovel you out!

Parking: Includes a every other month rotating, dedicated on-street parking in front of the driveway. This shared with the neighbor and I will give exclusive right to you for our month.

Move-in: First and Last month’s rent. No broker fees.

Location (East Cambridge / Kendall Border):

Green Space: Situated directly on Donnelly Field—6.7 acres of green space, basketball courts, and a public pool outside your door. Easy head-in parking is available on the park side parking is generally fairly easy compared to other streets.

Transit: ~12–15 min walk to Kendall Square (Red Line) and Lechmere (Green Line).

Bluebikes: Direct access to the York St at Berkshire St station right at the front door.

Neighborhood: Strong selection of Kendall Square and East Cambridge bars, cafes, and restaurants. Inman Square is the closest but central is not far off.

Environment & Layout: I maintain the common areas to a clean and tidy standard. Given the large footprint, we have a unique layout flexibility: if desired, we can divide the four main rooms so each person gets a two-room suite (Bedroom + Private Living Room). Turning this into a private studio with a shared kitchen and bath.

Pets: One resident cat currently lives here; unfortunately, no new pets are allowed.

Condition: The unit is furnished, though some minor items may be shifted as the previous tenant departs. The bathroom has minor cosmetic wear from recent necessary repairs, but it is fully functional and clean.

About Me: I am a 30-year-old male professional. I am fairly laid back and currently WFH out of my bedroom, so I do not dominate the shared living spaces. I value a quiet, organized home environment but am happy to hang out or stay independent. My interests include geopolitics, tech, economics, history, running, and road trips (I own a converted bus).
