Spacious Room in Arlington (Aug-Sept move-in)

Seeking *one* awesome roommate to share a spacious townhouse in East Arlington! Will definitely be available by 9/1, but an earlier move-in date in August will likely be available and preferred!

The Location:
Quiet residential street in East Arlington near the Mystic River, Spy Pond, and the Minuteman Bike Trail. Less than 15-minute walk to the West Medford commuter rail with easy access into Boston, plus nearby bus routes to Somerville and Cambridge (77, 87, 80, etc).

The Apartment - A multi-level, spacious townhouse:
* 1st floor: Spacious living room and eat-in kitchen. Kitchen has a dishwasher and gas stove. Handy back mudroom for storage.
* 2nd floor: Full bathroom + my bedroom and office
* 3rd floor: Your large private loft-style bedroom (~14' x 17') on its own floor - provides a nice sense of privacy and separation from the rest of the apartment.
* Basement: Free laundry, extra half bath, and plenty of room for storage
* Parking: Long tandem driveway plus overnight street parking is allowed (rare for Arlington)!
* Outdoor space: Backyard with patio and plenty of gardening space

Rent & Lease Details:
* Rent: $1550/month (I pay a significantly larger portion of the total rent)
* Utilities: Gas, electric, and internet split separately (water/sewer included)
* Upfront costs: First month + 1/2 security deposit; no other fees

About Me:
I’m a woman in my late 30s working full-time (hybrid) as a research project manager at MGH. I’m friendly, respectful, and low-key, but definitely have a silly/quirky side once you get to know me! I’m more introverted than extroverted and appreciate having downtime to recharge, though I also enjoy getting to know my roommate and creating a comfortable, friendly home environment. We don’t need to be best friends, but shared values and good communication go a long way!

I occasionally have friends over for a meal or movie night, but nothing excessive and always with notice. Overall, I value a calm, comfortable, drama-free home where both people can relax and feel at ease.

I appreciate reasonably tidy shared spaces, which mostly entails making sure messes on the counters and stoves are wiped up after cooking, and that dish piles don't grow too big or stay in the sink too long! I also sing as a hobby and occasionally do home workouts at reasonable hours, so I'm hoping for someone comfortable with a lived-in apartment rather than total silence at all times!

I also have one very social, chatty, and cuddly tuxedo cat who loves people. Unfortunately, she does not do well with other animals, so no additional pets.

About You:
Looking for *one* roommate who is kind, respectful, conscientious, and financially stable who wants a low-key home environment with only one other roommate. Bonus points if you’re a cat lover!

No cigarette smokers. Occasional houseguests or gatherings are totally fine — just communicate in advance.

A couple of additional notes about the room:
* Since it's on the top floor, it tends to be warm in the winter due to efficient heating. If you strongly prefer a very cool sleeping environment year-round, it may not be the best fit, but it’s great if you tend to run cold!
* The current photos are from last year. My roommate’s current setup has more furniture (I can send additional pics if needed, or you can see it in person!).
