LGBT-friendly half duplex, 1 roommate, quiet

Private room in a two bedroom duplex. The house is at the end of a quiet, dead-end street with little foot-traffic. There is a good-sized backyard for outdoor entertaining. The home is furnished aside from the available bedroom, but I’m open to furnishing the bedroom upon request. There is a washer and dryer available for you to use in the unit and there is room for storage in the basement. You would be welcome to use my pots, pans, cleaning supplies, etc; I just ask that you treat my things with respect and replace anything you might break. I just bought this home, so gradual updates will be made. I will be asking for a 12 month commitment. Split utilities.

I am a single female in my late 20s. I work full time in social services and tend to have a fairly quiet home life. I occasionally will have a couple friends over for board games or dinner, but I don’t really do big-crazy parties or anything. I ask for no smoking of any kind on the property. I am looking for a roommate who doesn’t drink to excess, as that can make things a bit uncomfortable in a roommate situation. I have a chihuahua-mix who is the cuddliest little love on the planet, but because she can be skittish around other animals, I am asking for my roommate not to have pets to ensure she continues to feel really safe in her home. If you don’t like dogs, this isn’t the place for you. I prefer to keep my space fairly clean, but I’m not looking for someone who will freak out if I leave some dishes in the sink overnight. I would like someone who is open to a cleaning schedule to keep us both accountable. I am gay, so only LBGTQIA-affirming roommates please!
