The front bedroom

Hello. I am a 52 year-old attorney/screenwriter with two older friendly dogs who is currently renting a 2BR 2BA house on the east side of West Hollywood. It is a small house but in a great neighborhood and I would love to stay here. I actually gave my landlord notice this month but we may come to some agreement for reduced rent due to COVID. He wants me to stay, I want to stay, and my dogs want to stay. Another dog or two would be fine as well. I prefer female roommates but I'm not looking for anything more than a roommate. I have had several female roommates over the last 10 years all of whom are available for reference. I'm pretty quiet and spend my evenings on my recliner with my laptop on my lap and some real-life crime series on the TV. I don't ever really cook so the kitchen is usually pretty clean. I tend to be pretty clean when I have a roommate to consider.
The room is at the front of the house and has it's own private entrance onto the street. (There's actually a tiny patio/stoop right in front) The bathroom is not in the bedroom but you would have exclusive use of it except for your guests. My bathroom is in my room.
It is a small house but there is storage space on the deck. I currently use the living area as an office but I can downsize that and make it a nice, but small, place to watch TV/hangout.
