Looking for housemate in Tarzana

Looking for a housemate in Tarzana. It is a back house situation, but the house is separated about 200 feet from the front (the landlords) so it feels private. There is a big, fenced backyard and a large driveway with tandem parking (but also plenty of parking on the street), front loading washers and dryers. The kitchen is great for cooking. You would have your own room (approximately 10 x 12 feet) with a shared bathroom and would be signing a year lease starting around June 3rd. You would be responsible for half of the rent ($1625 and my landlord would prefer that you make 2.5xs the rent) plus internet and utilities-water, gas, electric, and trash. The house is well-insulated, has great lighting (lots of windows) and the neighborhood is fairly quiet.

What I’m looking for in a housemate: I have two cattle dogs so it's important that you like dogs, even better if you have familiarity with the breed or working/herding dogs. Must be lgbtq friendly. Other than that, I’m fairly laid back.

A little bit about myself: I am a doctoral student (she/they) and I also work part time outside of the house and part time at home. In my free time, I volunteer a lot with a couple nonprofits supporting Pacific Islander education, play touch (rugby), and paddle board. Even with all those things, I tend to spend 2-4 hours a day training/exercising my dogs (they're very well loved and not neglected). Please dm me if you are interested!
