Beautiful Room for Rent, Sherman Oaks w Backyard

I am renting a single room in a 3 bedroom single room residential house for $800 a month, with Cable TV and WIFI (Located in Sherman Oaks, Los Angeles, CA near Encino not far from Studio City).

ROOM: It's a cozy, well lit room with a ceiling fan, air conditioning, hardwood floors, closet space (and closet piece of furniture), linen closet in the hallway, and has two windows. It is an unfurnished room. The room is fresh, everything is clean, pretty, and up to date.

Rent: $800 Plus utilities. $30 for one time background check. No credit check necessary. 6-month lease, minimum. No maximum, but long term is preferable. Must be making stable and consistent income. Please be able to prove such income with 3 pay stubs, etc. You will be filling out an application.

Roommate: looking for only one room mate for this room, a sensible, positive-minded, female with a Full time job, who is clean, considerate, friendly, and respectful of others' space and quiet time.

The House: A quiet 3 bedroom one bath house located in a residential community not that far from the 101 and 405 Freeways. Close proximity to shops, supermarkets, Sherman Oaks Galleria, Westfield Mall, Whole Foods, Trader Joe's, banks, restaurants, Starbucks. There's a washing machine as well as a dryer. Tiled floors in kitchen and bathroom with tiled countertops in both. Dishwasher. Kitchen privileges, Living room, dining area (table in kitchen and dining table in dining area). There is a lot of street parking. There is also a piano in the living room.

About me: I'm a meditator, I am people friendly, I do yoga, I am into music, and am art oriented. Also, the other housemate is a mature female that works full time and is out of the house most of the day.

Peaceful backyard with fruit trees and a yoga studio.

Also, I am sorry but no sleepovers.

I have a male cat so unfortunately no more pets.
