House is located in San Dimas, a peaceful suburb area, about an hour outside of LA. It is on the East side of San Dimas, on E Allen Ave. The house is close to quite a few colleges, such as Cal Poly Pomona, Mt. SAC, and Clermont College ( perfect for students). The city is a pretty peaceful area and has some good shopping centers near by. There are also quite a few hiking trails, to enjoy the wonders of out doors.

The bedroom is upstairs and also has a closet with sliding doors. It is connected to a full Jack & Jill bathroom.

The house is fairly new, and well maintained, so don't worry about functionality. There is a decent size backyard, along with some optional enclosed storage, if needed. There will be free wifi in the house and people are given designated spaces for food and other items in the kitchen. I will be living in the upstairs master-bedroom. I do expect you to clean your own messes; i. e. don't let trash or dishes pile up, don't leave your belonging all over the house, and please have proper hygiene. There is no smoking allowed here, or raging parties. Guests are free to visit, but with in reason. If visitations are happening multiple times a week, for extended periods of time, every week, they will be expected to pay rent as well. I am relatively quite, most of the time, and expect tenets to keep noise levels at a volume that is respectful to other roommates living in the house. All utilities will be included in rent.

The rent will be $1000 with a $500 deposit. A pet may be accepted, but will depend on type, size, and behavior. It will also be accompanied by a $150 pet deposit. This, and any additional info, will be gone over in the Lease Contract.
