Cost.
The next tenant is required to be on the lease (this includes credit background and bank statements). Total monthly rent is $3,600. You will be paying $1,800 for (approx 13X13) bedroom. $1800 deposit required. You should expect to pay an approximate total of $2,100/mo. both rent and utilities combine (though it may be slightly less or more).

Deets.
This is a two bedroom one bathroom house in Toluca Woods. The bathroom is small, but it has a tub, waterfall shower head, and working everything. The house has a living room, dining room, and fairly large den with french doors that open up to the pool. YES, OUR VERY OWN POOL! Huge garage for storage and laundry. The kitchen comes with a new refrigerator, dishwasher, and oven. I have Sparkletts spring water delivered about twice a month which is included in utilities. A washer/dryer in the garage and abundant parking. There is space on the side (in the back yard) with a working fountain to make some sort of zen like sitting/writing/chillin area.

Location.
This is a dream location! If I have my compass correct, the house is one block north of Toluca Lake, one block west of Burbank, and (although technically in NoHo) about a mile east of Lankershim blvd. It is a 3-5min drive to the 134, 170, 101, & 5. Feels reasonably close to everywhere on this side of the hill. For perspective, about a 20min drive to Los Feliz and 15min to Sherman Oaks. Extremely close to several major production studios!

You can walk to coffee, food, shops, and bars. If your like neighborhood walks you’ll be living in one of the best to do so. Neighbors are very friendly. Vons, Trader Joes, and Smart & Final is a two minute drive. Whole foods is five minutes.

I work on the weekends. I devote my weekdays to my desired craft. I am easy to get along with. I generally like everyone unless I’m given a reason not to. I work best with people who speak up when they need something. I can’t help what I don’t know. I don’t do the drugs, but I drink on occasion. I am highly respectful of people and their space. I have a small dog.
