Available Room for rent. Looking to find ONE roommate to move in WITH ME March 1st, and SHARE a beautiful house with lots of amenities. 1-year lease at minimum. You will NOT find a great house like this anywhere right now. I am an artist and a photographer, and freelance in the entertainment industry, so I work a lot.

Hillside ranch style home with 3 bedrooms and 1 3/4 baths is on a cul-d-sac with a view. Formal living room, family room, formal dining area, eat-in kitchen, and YOU will get the (unfurnished) large master suite with double closets and your own bathroom. You can also furnish the second family room and have it all to yourself.

The third bedroom is my private office. The house also has central heat/air, dishwasher and countertop range and wall oven. Large enclosed yard with a covered patio perfect for tanning, and watching the sunset. Amazing views overlooking the entire San Fernando valley. Gardening and water are included in the rent. Small dogs will be considered with an additional deposit.

You also have use of the common areas that are fully furnished (kitchen, living room, dining room and backyard)

The house is located near Hollywood Way and Glenoaks, nestled in the hills above the Burbank Airport. Minutes away from Warner Bros and Universal Studios.

Rent is $1550 plus utilities (Gas/Cable/internet and electric are NOT included in the rent). The DWP varies depending on the time of year. Refundable deposit of $1550 due prior to move in.

Couples are welcome, but rent will be $2,000 plus 2/3 of the utilities.

Owner of the house will run a credit check and ask for 3 months of pay stub copies, so pls be prepared for that.

Pls be clean
Pls be a grown adult with a job
Pls pay bills and rent on time
Must not have any current addiction issues
(ie, Drugs, alcohol, eating paint chips)
Must not burn the house down
Pls have common sense
Pls don?t throw huge parties (small gatherings ok)
Pls pls pls LOVE dogs and maybe sometimes be ok with letting them out in the yard (I have two senior Pugs)
