Main Bedroom w/Private Bathroom in Highland Park

Hello! We are looking for a new roommate to take over the main bedroom (with private bathroom and walk-in closet), available August 1st.

-3BD, 2BA house in Highland Park
-About the neighborhood: We are about a block away from York Blvd, which has a lot of cool bars, cafes, and restaurants to try out - we are also about 8mins away from Colorado and Figueroa which have additional bars and eateries. We are within walking distance of a grocery store (there?s also a Trader Joes and Sprouts nearby, ~8min drive). We are pretty centrally located, on good days we are close to Silverlake/Echo Park (15min), DTLA (15-20min), Pasadena (12min).
-$1,350 + utilities (averages to $60-70/mo), and 1 month security.
-Terms: August 1, 2020 - July 31, 2021 (one year)
-Ample street parking
-In-unit laundry, shared with the backhouse

Looking for 1 person similar to current occupants, who's considerate, observing social distancing regulations, and clean (we do a major clean every two weeks and NO SHOES in the house, so we take cleanliness seriously).

About the current housemates
- One M (late 20?s) is social distancing back home with family at the moment. He works as a scientist, enjoys staying active and climbs, and a big fan of coffee.
-One F (late 20?s) is still living in the house. She works at a hospital, hobbies include hiking and crafting, and pre-CoVID enjoyed hosting dinner parties every so often.
- Landlord (in her early 30s) lives in the back house on the property with her cute dog. She uses the W/D 1-2x a month and of course notifies us when she needs to use it.

-Candidate must like dogs, we are in the middle of getting ourselves a house dog. As of now, we are not open to additional dogs on top of that (too many variables, sorry).
